April 29, 2020 by admin

The coronavirus pandemic has kept us all cooped up much more than we may like but one of the things we can still do is get outside and go for a hike. Provided we continue to practice social distancing around other hikers, it’s a great way to stretch our legs and get some fresh air.

This article from the Record Courier lists some great trails right in the Carson Valley that you can take advantage of. Some of these trails include the River Fork Ranch hike, the Bently Heritage trail, Stephanie Steeps, and the Tahoe East Shore Trail.

Staying Positive During the Coronavirus Pandemic

April 9, 2020 by admin

With round-the-clock news spouting doom and gloom on a seemingly endless loop, it can be hard to remain positive in these times. But staying positive is exactly what will help us get through this coronavirus pandemic. This article from Forbes suggests 9 different things we can do to keep our spirits up and weather this storm:

  1. Limit your intake of news. Try sticking with a single news source and setting a limit on how long you’ll spend perusing the articles.
  2. Look to the past for resilience. There have been numerous unforeseen disasters and disruptors in our lifetimes, and recalling those can help you remember that “this too shall pass.”
  3. Watch a funny video. YouTube has thousands.
  4. Check in on your neighbors to make sure they’re OK (be sure to practice social distancing and maintain 6′ of separation).
  5. Support your local restaurants by purchasing gift cards and ordering take-out.
  6. Sends gifts to your loved ones in the mail to lift their spirits.
  7. Take advantage of the extra time you might have now. Learn something new or finally complete that project you’ve been meaning to finish. If you’re working from home now, what can you do with the time it normally took you to commute?
  8. Practice random acts of kindness by leaving gifts for your mail delivery person or thanking medical professionals, grocery workers, and others working on the front line.
  9. Always end your day on a positive note by expressing something you are grateful for.

If you find yourself dipping into a negativity rut, going through and practicing some of these suggestions can really help lift your spirits back up. Remember, we’re all in this together and together we’ll get through this!

Pricing Strategy in Any Market

April 3, 2020 by admin

The internet has changed the way we do things in so many ways. In real estate, the solution to knowing how to price your home should also be dictated by the internet. A lot of times, you will see houses priced just below a round number (such as $299,900 instead of $300,000). This is called “charm pricing.” With internet search parameters, however, this pricing strategy is becoming outdated. Why? Let’s take a look at the graphic below from TRS Magazine.

You’ll see that if a buyer, using a modern real estate website, searches for property using the site’s given price parameters ($150,000 – $200,000), your property listed at $199,900 will be in the search results. However, if a buyer uses a higher parameter ($200,000 – $250,000), your property will not be included. Raising the price of your home by a mere $100 will make your listing show up for both of these searches. In other words, more buyers will see your home, which means an even better chance of getting it sold.
